Ashford

Gray flooring has moved from trend to design staple, and Ashford makes this popular look accessible to buyers watching their budget. At approximately $1.88 per square foot, you're getting a legitimate gray oak that doesn't veer into the artificial-looking territory that plagues some budget options.

The color itself sits in a pleasing medium gray zone—not so light that it shows every dust bunny, not so dark that rooms feel cave-like. The cool undertones are genuine, without the brown-gray confusion that makes some greige floors look muddy. In natural lighting, Ashford presents as a clean, modern gray with visible wood grain character.

Underfoot, you're getting the same reliable construction as all TF60 products: 12.3mm total thickness over a high-density fiberboard core, with the I4F click system that has proven itself across thousands of DIY installations. The embossed-in-register surface adds tactile interest that you can feel when walking barefoot—a nice touch at this price. Greater Vancouver flooring professionals recommend this product for high-traffic installations where budget and style must coexist.

The 36-hour water resistance claim holds up in practice. Spilled drinks and pet accidents won't cause immediate panic, though this remains water-resistant rather than waterproof. Edge swelling will occur with prolonged moisture exposure, so kitchen installations require vigilance around sinks and dishwashers.

For staging properties, updating rentals, or creating a modern backdrop in your primary residence, Ashford delivers. The gray tone photographs well, makes spaces feel larger and brighter, and provides a neutral canvas that lets furniture and décor take center stage.

The main limitation is the same one facing all entry-level laminate: it looks and feels like laminate. If authentic hardwood character is your goal, you'll want to step up to premium collections. But if you want fashionable gray flooring that performs reliably at an honest price, Ashford merits serious consideration.
